House washing in Rocklin

What it costs, right up front

A house wash in Rocklin runs $300 to $1,000, depending on home size. Under 1,500 square feet lands between $300 and $450. Homes between 1,500 and 2,500 square feet fall in the $450 to $700 range, and large or two-story homes up to 3,500 square feet run $650 to $1,000. Bigger than that, we walk the property and give you a real number.

Most homeowners have never bought a house wash before. That is normal. Cable Pressure Washing and Solar Panel Cleaning is a locally owned & operated father-son crew serving Rocklin, Granite Bay, and the rest of Placer County, and this page covers what house washing includes, what it costs, and exactly how we do it.

What's included

Every wall, one visit

A house wash is full exterior cleaning of every side of your home, from under the gutters to the foundation line. One visit, every wall. What comes off:

  • Dirt, dust film, and construction dust from Rocklin's newer neighborhoods
  • Mildew removal, algae removal, and mold removal on siding (surface growth only, never remediation)
  • Cobweb removal and spider web removal, including nests under the eaves
  • Pollen buildup and other organic growth
  • Grime on the trim, soffits, and fascia

Siding cleaning, stucco cleaning, trim cleaning, soffit cleaning, and fascia cleaning all happen in the same pass. Stain removal on concrete is its own treatment, quoted separately.

Two clarifications before you book. Gutter exteriors get washed, but the dark stripes baked into gutter faces are a chemical stain that washing will not lift; that is gutter brightening, one of our separate gutter services, and the walkthrough will tell you if yours need it. Windows get rinsed with the wash; spot-free exterior window cleaning with a water-fed pole is a paid add-on.

The process

Our soft wash, start to finish

  1. The walkthrough. If you are home, we walk every side of the house with you first, pointing out areas that need extra work, existing damage, and any paint oxidation, so you 100% understand what you are going to get.
  2. Setup. You give the go-ahead; we stage our equipment and put on our PPE.
  3. Landscaping protection. Before any detergent touches the house, we pre-rinse your bushes, greenery, and grass. Plant rinsing happens before and after, on every job.
  4. Application. Detergent goes on through a downstream injector, top down, one side at a time. Our soft wash system is genuine low-pressure washing: the chemistry does the work, not force.
  5. Dwell. Chemical dwell time is where the cleaning happens. While one side dwells, we treat the next. On hot afternoons we work smaller sections so the mix never dries on the wall.
  6. Rinse down. Each side gets a thorough, streak-free rinse.
  7. Second protection pass. The landscaping gets rinsed again so nothing lingers on your plants.
  8. Final walkthrough. You point out anything you want touched up, and we make it right before we leave.

Plan on 2 to 3 hours on site, setup included.

What it costs

House wash pricing in Rocklin

Pricing is set by home size. These are our published brackets:

Home sizePrice range
Small (under 1,500 sq ft)$300–$450
Mid-size (1,500–2,500 sq ft)$450–$700
Large / two-story (2,500–3,500 sq ft)$650–$1,000

What pushes a quote toward the high end? Condition. A home years overdue for exterior surface cleaning can need more than one pass per side, and that labor is where the higher numbers come from.

The chemicals

Explained honestly

We use sodium hypochlorite because it works. Wesley says it to every client the same way: "In order for this to be done right and to look really good, we are going to need to use sodium hypochlorite." We run a 1.5 to 2% solution mixed with a surfactant soap, which helps the detergent cling to the wall and work instead of running straight down. Some of our detergents are biodegradable. Rather skip chemicals? We will wash with water only and be upfront that the results will not match.

Pets? At 1.5 to 2% the solution is heavily diluted, a long way from straight bleach, and very little ends up anywhere a pet can reach.

Paint? The mix will not harm healthy paint. Paint already oxidizing is different: washing can reveal oxidation that was already there, which is exactly why the walkthrough comes first. Paint-safe washing starts with knowing the paint's condition before any detergent goes on.

Surfaces

Stucco is where pressure washing goes wrong

Rocklin is a stucco town, and stucco is where the horror stories come from. We have seen what a pressure washer wand does to stucco up close, including putting a hole in it. High pressure on a house wall is when damage happens, so we keep pressure low and let the detergent work. Vinyl, Hardie board, brick, and two-story homes are all no problem.

Homes near active construction in Whitney Ranch and Stanford Ranch wear a dust film by mid-summer, and dry Placer County weather will not rinse it for you. Still, we will not upsell a schedule: every couple of years keeps most homes sharp. Seasonal cleaning before a party, pre-listing cleaning before the market, or staying ahead of HOA requirements are why people call sooner. It is cheap home maintenance that shows up in curb appeal and property value.

Why us

Insured, honest, and local

California does not require a contractor's license for this work, so when a company advertises as licensed and insured, ask which license they mean. Our answer: residential pressure washing requires no license, and we carry liability insurance on every job. We are equally honest about scope: our cold-water rig handles roughly 90% of residential work beautifully, and on building washes we stay in the residential lane rather than stretch into commercial pressure washing. Commercial flatwork like sidewalks and HOA concrete? That, the rig and a good degreaser handle just fine.

Under-gutter work gets proper ladder safety, not guesswork. Booking runs about three days out, so flexible scheduling and same-week scheduling are the norm. Your emailed estimate doubles as a written scope of work, on paper before we start. Our service area coverage runs across Placer County into the Sacramento County edge of the Greater Sacramento Area, including Citrus Heights.

Before and after photos from our driveway and solar panel jobs are on those pages; house wash photos are coming as this service grows. Notice something days after we leave? Text us a photo. If it needs another visit, we come back and get it right. See everything we offer on our Rocklin pressure washing services page.

Common questions

Rocklin house washing questions, answered

What is soft washing a house?
Soft washing cleans your home's exterior with a diluted detergent solution and rinse pressure not much stronger than a garden hose. Power washing and pressure washing rely on force, which can crack stucco and strip paint. Soft wash lets chemistry lift the grime, which is safer on every siding type.
How much does it cost to wash a house in Rocklin?
Between $300 and $1,000, set by home size. Under 1,500 square feet runs $300 to $450, mid-size homes run $450 to $700, and large or two-story homes run $650 to $1,000. Heavy buildup that needs multiple passes lands at the higher end of each bracket.
Is house washing safe for plants and pets?
Yes, with the right process. We rinse all greenery before applying detergent and again after washing, and our 1.5 to 2% solution is far weaker than household bleach. Pets should hang out inside during the wash, then the exterior is back to normal.
Does a house wash include window washing?
Windows get rinsed with the rest of the wall, which removes cobwebs and dirt. Spot-free window washing with a purified water-fed pole is a separate add-on, and it is worth it if water spots on glass bother you.
How often should I wash my house?
Every couple of years is enough for most Rocklin homes. Houses near active construction, north-facing walls that hold algae, or walls hit by sprinkler overspray may need it sooner. We will tell you honestly during the walkthrough if you can wait.
