What's included
Every wall, one visit
A house wash is full exterior cleaning of every side of your home, from under the gutters to the foundation line. One visit, every wall. What comes off:
- Dirt, dust film, and the pollen load a yard full of mature oaks drops every spring
- Mildew removal, algae removal, and mold removal on siding (surface growth only, never remediation)
- Cobweb removal and spider web removal, including nests under the eaves
- Biological staining and other organic growth on shaded, north-facing walls

Siding cleaning, stucco cleaning, trim cleaning, soffit cleaning, and fascia cleaning all happen in the same pass. Stain removal on concrete is its own treatment, quoted separately.
Two clarifications before you book. Gutter exteriors get washed, but the dark stripes baked into gutter faces are a chemical stain that washing will not lift; that is gutter brightening, one of our separate gutter services, and the walkthrough will tell you if yours need it. Windows get rinsed with the wash; spot-free exterior window cleaning with a water-fed pole is a paid add-on.
The process
Our soft wash, start to finish
- The walkthrough. If you are home, we walk every side of the house with you first, pointing out areas that need extra work, existing damage, and any paint oxidation, so you 100% understand what you are going to get.
- Setup. You give the go-ahead; we stage our equipment and put on our PPE.
- Landscaping protection. Before any detergent touches the house, we pre-rinse your bushes, greenery, and grass. Plant rinsing happens before and after, on every job.
- Application. Detergent goes on through a downstream injector, top down, one side at a time. Our soft wash system is genuine low-pressure washing: the chemistry does the work, not force.
- Dwell. Chemical dwell time is where the cleaning happens. While one side dwells, we treat the next. On hot afternoons we work smaller sections so the mix never dries on the wall.
- Rinse down. Each side gets a thorough, streak-free rinse.
- Second protection pass. The landscaping gets rinsed again so nothing lingers on your plants.
- Final walkthrough. You point out anything you want touched up, and we make it right before we leave.

What pushes a quote toward the high end? Size and condition. The chemicals
Explained honestly
We use sodium hypochlorite because it works. Wesley says it to every client the same way: "In order for this to be done right and to look really good, we are going to need to use sodium hypochlorite." We run a 1.5 to 2% solution mixed with a surfactant soap, which helps the detergent cling to the wall and work instead of running straight down. Some of our detergents are biodegradable. Rather skip chemicals? We will wash with water only and be upfront that the results will not match.
Pets? At 1.5 to 2% the solution is heavily diluted, a long way from straight bleach, and very little ends up anywhere a pet can reach.
Paint? The mix will not harm healthy paint. Paint already oxidizing is different: washing can reveal oxidation that was already there, which is exactly why the walkthrough comes first. Paint-safe washing starts with knowing the paint's condition before any detergent goes on.
Surfaces
Big walls, mature oaks, shaded siding
Stucco is where the pressure washing horror stories come from. We have seen what a pressure washer wand does to stucco up close, including putting a hole in it. High pressure on a house wall is when damage happens, so we keep pressure low and let the cleaning solution work. Vinyl siding, fiber cement siding, brick and stone accents, painted surfaces, and two-story homes are all no problem, and Granite Bay's estate lots mix most of those on a single house.
The oaks are the local variable. Granite Bay sits where the Sacramento Valley meets the first Sierra foothills, and the mature canopy from Los Lagos to Wexford to Ashley Woods keeps whole walls in shade, and shade is where algae and mildew hold on through summer, usually on the north-facing side. Homes out toward Folsom Lake and the Granite Bay Golf Club add a spring pollen film on top. None of it needs force; it needs the right chemistry and dwell time. We will not upsell a schedule either: every couple of years keeps most homes sharp, and seasonal cleaning before a party, pre-listing cleaning before the market, or staying ahead of HOA requirements are why people call sooner. It is cheap home maintenance that shows up in curb appeal and property value.
