Moss is the escalation past the black streaks most roofs show first: streaks are a roof algae called Gloeocapsa magma, while moss is a plant that roots into the surface it grows on, holds moisture against the roof, and pries at shingle edges as it thickens.
That moisture retention is the real damage. A patch of moss keeps the roofing under it damp long after the rest of the roof has dried, which ages asphalt shingles, feeds more growth in roof valleys where drainage slows, and creeps toward flashing, skylights, and roof vents where standing moisture causes the most expensive trouble. Lichen, the crusty gray-green patches, behaves the same way and grips even harder.
One clarification we make on almost every roof assessment: what looks like mold on a roof is usually algae, and what looks like harmless green fuzz is usually moss doing structural work against you. The method
A hotter mix, low pressure, and patience
Moss removal is a chemistry job, not a force job. We treat it as a roof soft wash with a hotter mix: up to a 6% cleaning solution versus the 1.5 to 2% we use on siding, because moss and heavy roof algae are rooted in and stubborn. The application itself is low-pressure cleaning from the top down, letting the solution travel the way water does.
High-pressure washing is the wrong answer on a roof, full stop. Pressure strips the protective roof granules off asphalt shingles and can crack tile, and aggressive manual moss removal, ripping live moss out with a scrub brush or worse, takes roofing surface with it. If moss is thick we may agitate it gently with a stiff broom, but that is the exception, not the method.
Then comes the part that surprises people: for most roofs there is no rinsing. The treatment keeps working after we leave, killing the moss and algae over days and weeks while weather gradually carries the dead growth off. Give it time and the results keep improving. The honest framing, straight from Dennis: routine maintenance does not improve your renewal odds, and we will not tell you it does. Moss prevention after the treatment
Moss comes back where moisture lingers, so prevention is mostly moisture management. The two habits that matter most: keep gutters clear so water drains instead of wicking back into the roof edge, and trim back overhanging branches so shaded roof areas get enough sun to dry between storms.

- Tree trimming. Overhanging branches drop the debris that feeds growth and cast the shade that protects it.
- Zinc and copper strips. Metal strips near the ridge can slow regrowth on the slope below them, because rainwater crossing the metal picks up ions that inhibit moss and algae. Fair warning: we do not install them. That is roofing work and we refer it out, same as gutter guards.
- Skip the DIY chemistry. Homeowner recipes built on chlorine bleach or white vinegar either run too weak to kill rooted moss or too hot for your landscaping, and manufacturer warnings on roofing are consistent that pressure and harsh scraping void more than they fix. A roof is the wrong place to experiment.
